INDUSTRIAL CORRIDORS IN MEXICO

Industrial corridors are a specific geographic area that has been developed and planned to provide the necessary conditions for national and international companies of a specific industrial sector to carry out their operations efficiently.

These areas are strategically located to take advantage of benefits such as proximity to transportation infrastructure, skilled labor, and access to public and private services. Industrial corridors are large tracts of space that provide the necessary conditions for national and international companies in a specific industrial sector to carry out their operations efficiently.

They are usually well connected to highways, railroads, ports and airports, which facilitates the movement of goods and raw materials both domestically and internationally.

The four most important industrial corridors in Mexico are:
1. Bajío Corridor: Includes states such as Querétaro, Guanajuato, Aguascalientes, and San Luis Potosí. This corridor is characterized by its important automotive production and groups together 19% of the industrial warehouses nationwide.
2. Northern Corridor: Comprises states such as Baja California, Nuevo León, Tamaulipas, Chihuahua and Coahuila. In addition to its privileged location on the northern border, the importance of this corridor lies in the fact that it is one of the areas with the highest manufacturing production in the country.
3. Mexico Valley Corridor: Includes Mexico City and the State of Mexico, and is also considered the country's logistics hub.
In terms of the market, this important area of business activity, specifically the so-called CTT (Cuautitlán, Tultitlán and Tepotzotlán), concentrates a significant portion of industrial space transactions, followed by Toluca and Tlalnepantla.
4. Interoceanic corridor: it is made up of the states in the southeast of Mexico and is known for concentrating the country's hydrocarbon extraction, exploitation and processing industry.
It also has great potential as a food exporter and producer, which has awakened industrial interest in this field, as it is a point with international connections to Asia, Europe and the United States.

These corridors facilitate the creation of industrial clusters, where companies from similar or complementary sectors are grouped together to mutually benefit, improving competitiveness and innovation in the region.
The fact that Mexico has an increase in the number of industrial corridors has opened up other business opportunities. Since these spaces need personnel, which in turn creates needs; therefore, suppliers, partners, buyers are sought; housing, recreation, consumer areas, etc. are built.
